Preventing Mold in Student Housing: The Turn Company and Monnit's Smart Solution

By

How IoT sensors are safeguarding student well-being and protecting property investments in humid climates

Mold can quickly become a serious problem, especially in hot and humid environments. For student housing properties, particularly in regions like Baton Rouge, Louisiana, where high humidity is prevalent, unmanaged moisture can lead to extensive and costly damage, not to mention significant health risks for residents. A national real estate firm specializing in student housing faced this very challenge, particularly during vacation periods and "turn season," when units are vacant and transitioning between tenants.

To proactively address this issue, the firm partnered with The Turn Company, a specialist in managing indoor climate conditions. The Turn Company implemented a remote monitoring solution leveraging Monnit Wireless IoT Sensors to maintain a vigilant watch over environmental factors.

A Smart Approach to Mold Prevention

The solution deployed by The Turn Company utilizes key components from Monnit's IoT portfolio:

  • ALTA Humidity Sensors: These wireless sensors are placed strategically within the student housing units to continuously measure humidity levels.
  • Ethernet Gateways: These gateways collect data from the sensors and securely transmit it to the cloud.
  • iMonnit Cloud Monitoring Platform: This central platform provides property managers with real-time data, customizable alerts, and actionable insights into the climate conditions of each unit.

This integrated system empowers property managers to quickly detect and resolve humidity issues before mold has a chance to take hold. If humidity levels exceed predefined thresholds, automated alerts are sent via email, text, or call, allowing for immediate intervention. This proactive approach significantly reduces or even eliminates the need for expensive mold remediation, leading to substantial cost savings for property owners. More importantly, it ensures healthier and safer living environments for students throughout the year, even during heatwaves and periods of high humidity.

The collaboration between The Turn Company and Monnit provides clients with the critical data needed to ensure their student housing facilities remain mold-free, comfortable, and move-in ready at all times. This smart monitoring approach is transforming how student housing properties manage climate risks in even the most challenging climates.
